Description: Large forested lot with frontage along Marst Brook, in the Town of Columbia Falls, in the downeast coastal region of Maine. Great place for a peaceful Maine getaway with privacy and a convenient location. Good timber investment potential, with variety of species on the property (Pine, Tamarack, Balsam Fir, Spruce, White Birch, Maple, etc.). Lots of wildlife as well, such as moose, deer, coyote, snowshoe hare, muskrat, beaver, Canada goose, grouse, woodpeckers, rodents, and various songbirds.

Utilities: Power lines pass along Tibbetstown Road directly across the street from the property. There is no public water or sewer service. One would drill a well and install a septic system to build a residence.

Access: The property has legal and physical access along Tibbetstown Road. There is a old secondary access described in the deed, called the Swale Road, which passes across a neighboring property, but it has been difficult to locate in the field. It is believed to pass through the Tibbetts property.

Property Taxes: $297.58 per year. The property is enrolled in Maine's Tree Growth program, which rewards responsible long-term forest management with low taxes. Removing acreage from the tree growth program triggers a tax penalty. You can read more about the tax law in Maine at the state's website.

Title Transfer: We provide a Warranty Deed and guaranteed insurable title. Title insurance policy is available at Buyer's expense.

Highlights: The property is located in the scenic Downeast region of Maine, in the Town of Columbia Falls. The property has 657 feet of frontage along Tibbetstown Road and about 2,000 feet of frontage on Marst Brook (both sides). Columbia Falls (see the town's website) is a historic town along Pleasant River (including a boat launch), anchored by the namesake waterfalls and historic Union Church (which now houses the town library). U.S. 1, the main thoroughfare of the Maine coast, is less than three miles away. The town center of Columbia Falls is also less than three miles away. The nearest direct saltwater access is in the fishing village of Addison, less than six miles away. Ellsworth (Wal-Mart, lots of other shopping and dining) is an hour away. Bar Harbor and Acadia National Park are 1 hour and 40 minutes away. Bangor International Airport is 2 hours away. Boston, Massachusetts is 5 hours, 44 minutes away.

Highest and Best Use: It would make a nice private estate for someone who likes privacy and the Maine outdoors. It might also make a nice vacation property, for ATV'ing in the summer or snowmobiling in the winter. It also makes a suitable long-term investment due to timber growth and the development potential of the area.

Timber: The property consists of 123 acres of softwood, 8 acres of hardwood, 20 acres of wetland, and 1 acre that has been reserved as a future homesite for tax purposes (however, you can locate the homesite elsewhere if you wish). About 40 acres of timber were recently cut. The remainding stands of forest have ages varying from 10 to 70 years. See the forestry plan for more details.

Wetlands: There are 20 acres of wetlands at the back of the property, around the brook.

Zoning: None. The property is buildable provided that building codes are followed. The property is subject to Maine Subdivision Law, which allows one lot split every 5 years. This property has not been subdivided in the past 5 years, so a new owner could split it once right away. Please check with Columbia Falls town offices (207-483-4067) for authoritative and up-to-date information about town regulations to make sure the land is suitable for your purposes.

Comparison Shopping: Browse the MLS at Realtor.com, or other land offerings at LandsOfMaine.com. National portals like eBay are also worth checking out. You'll find it difficult to find property less than $1,000 per acre of this quality. Almost all properties in this price range are either (a) far from major highways, (b) majority wetlands, (c) very steep slopes, (d) not on a paved road, or (e) lacking access to power. This one has none of those problems and is really a gem.

How Large Is 152 Acres? The technical answer is 6,621,120 square feet. But it's hard to imagine it until you've seen it. Here are some points of reference that may or may not mean anything to you:

  • A standard football field, including end zones: 1.32 acres
  • Alcatraz Island, San Francisco Bay: 22 acres
