Location: Lewis County, Kentucky, bordering the Rowan county line (Google Maps Yahoo Maps) Size: 1,141 acres, per boundary survey Price: $789,000 ($691 per acre) - reduced from $839,000 Tax Map Identifier: 076-001AX87-017 Deed Recorded: Book 222 Page 672 and Book 227 Page 162 Latitude/Longitude: The entrance gate to the property at the end of Bedford Branch Road is approx. 38°21'54" North, 83°20'56" West. Click on either one for a larger version. Description: Scenic mountain timberland adjoining the Daniel Boone National Forest. Perfect location for a very private estate, with excellent hunting, ATVing, and hiking, along with a growing timber resource. Timber was cut recently, with about 175 acres clear-cut and the rest selectively cut. It will be several years before it is worthwhile to harvest commercially, but there is ample wood available for property owner's uses in heating, construction, and recreation. Utilities: Power lines and public water are right next door, but no utilities have been installed here yet. This is raw, undeveloped forestland. Access: The property has guaranteed legal access, and physical access from the paved, public county road (Laurel Creek Road, an extension of State Route KY-1068) along a gravel private road about 0.8 miles long (Bedford Branch Road). The last 1409 feet of Bedford Branch Road have been recently surveyed and fixed as a 20-foot right of way. The actual road is 12 feet wide. Property Taxes: $1,834 per year. Title Transfer: We provide a Warranty Deed, and a title insurance policy is available at Buyer's expense. Highlights: The property is located in a very scenic part of Kentucky, and borders the Daniel Boone National Forest. The western boundary line of this property is actual three things: the Lewis/Rowan county line, the national forest boundary, and the Sheltowee Trace National Recreational Trail (a 269-mile long, multi-use backcountry jewel stretching all the way to Tennessee). Highest and Best Use: It would make a nice private estate for someone who likes privacy and the woods, as well as an attractively-priced long-term investment property. As of this writing there were no subdivision restrictions whatsoever in Lewis County, so this would make an attractive parcel from which to carve out a large number of hunting lots. Due to the mountainous terrain and remote location, it is probably not suitable for very intensive residential development. However, many suitable building sites do exist as there is a very large land area to choose from. Financing: Seller financing is available, with flexible terms. We are also willing to divide the property. Mineral Rights: The mineral rights for the property were reserved out of the title back in the 1966, we do not own them. We are not aware of any valuable mineral deposits on the property, and there is no active mineral exploration currently taking place on the property. The mineral rights are believed to be lost as no other party claims to own them to the best of my knowledge. In the unlikely event minerals that were found and a mineral owner resurfaced, the surface owner is entitled to five times the then-current market value of any damage to the surface done in getting to the minerals. Easement: There is a gas pipeline that runs along a portion of the southern boundary of the property. Zoning: As of this writing there was no zoning code in Lewis County. However, it is prudent to check with the county as to the suitability of the land for your intended use. Comparison Shopping: Browse the MLS at Realtor.com, or other land offerings at LandsOfKentucky.com, GoHuntKentucky.com, and Kentucky Land and Hunting Properties. National portals like eBay, EagleStar, and LandAndFarm.com are also worth checking out.
