Location: In Ozark Acres subdivision, Frontier Addition, Sharp County, Arkansas

Description: Buildable lots in a growing subdivision in the scenic Ozark Mountains, in prime deer country. Suitable for immediate construction, a camp getaway, or a low-tax long-term investment. About 2 hours from Memphis, Tennessee or 3 hours from Little Rock, Arkansas. The lots along Homestead Lane are in a natural grassy opening in the forest, the other two lots are wooded.

Number of Lots for Sale:: Five lots are for sale in the same subdivision. Information about each lot is in the table below. Latitude, longitude, and acreages are approximate, estimated from the plat map. The lots have not been individually surveyed. The total price for all 5 lots is less than the sum of the prices of each individual lot.

Access: All parcels have good legal and physical access. The entrance to the Ozark Acres subdivision is along a federal highway, U.S. 412 (also U.S. 62 and U.S. 63). The main road of the subdivision, Newman Trail, is county-maintained. The roads accessing these parcels have been named and physically created (dirt roads), but are not currently county-maintained all the way to the parcels, because no one lives there yet. Sunflower Drive is the roughest of the roads, and needs 4 wheel drive at present. However, the nearest buildings are less than 1000 feet from any of these five parcels.

Utilities: Power is available throughout this area of the subdivision. Water and sewer are not available, so one would drill a well and install a septic system to build.

Property Taxes: Total 2009 property taxes were only $7.17 per year per lot. These had a due date of October 2010 and have been already paid in full. The next tax bill will be due in October 2011. These lots are located just outside the suburban improvement district, so there are only county and school taxes. There are no property owner's fees or dues.

Title Transfer: We provide a Warranty Deed. Title insurance may be purchased at Buyer's expense.

Financing: No seller financing is available for single lot purchases. For purchase of all five lots, we would consider a short-term contract for deed (12 months or less).

Photos: The photos below were taken on the actual roads using GPS to get as close as possible to the lot location. The lots haven't been individually surveyed, so it would be advisable to have a surveyor mark the corners if you decide to build.
